These terms apply to your use of darxcapital.com (the "website"), operated by DarX Capital ("we", "us", "our"). By using the website, you agree to these terms. If you don't agree, please don't use the website.

1. Our service

DarX Capital is a mortgage brokerage. We help customers understand their mortgage options, compare offers from banks and lenders in the UAE, and manage the application process. We are not a bank or lender, and we don't make lending decisions. All mortgage approvals, interest rates, terms and conditions are set by the lender and depend on its criteria and your eligibility.

2. No fee to customers

We don't charge customers any fee for our mortgage advice or for arranging a home loan. Standard third-party costs still apply when you buy a property or take out a mortgage. These include bank arrangement and valuation fees, Dubai Land Department fees, trustee and registration fees, and agency fees where relevant. We'll explain these costs to you before you commit.

3. Information on this website

The content on this website, including guides, FAQs and articles, is general information only. It is not personal financial, legal or tax advice. Mortgage rules, rates and fees change from time to time. We aim to keep the information accurate and up to date, but we don't guarantee that it is complete or current. Please speak to us before making any decision based on it.

4. Mortgage calculator

The mortgage calculator gives illustrative estimates only, based on the figures you enter and general UAE lending rules and typical fees. It is not an offer of finance, a pre-approval or a guarantee of what you will be able to borrow or pay. Your actual loan amount, interest rate, monthly payment and costs will be confirmed by the lender.

5. Enquiries and communication

When you send us an enquiry, you confirm that the information you provide is accurate and that you're happy for us to contact you by phone, WhatsApp or email about your mortgage. Sending an enquiry doesn't create any obligation for you to use our services, or for us or any lender to provide finance.

6. Acceptable use

You agree not to misuse the website. This includes trying to gain unauthorised access, interfering with how it works, submitting false or misleading information, or using it for any unlawful purpose.

7. Intellectual property

The DarX Capital name, logo, website design, text and images belong to us or our licensors. You may view and print pages for your personal use, but you may not copy, reproduce or distribute the content for commercial purposes without our written permission.

8. Links to other websites

The website may contain links to third-party websites, such as banks, government portals and social media. We don't control these websites and aren't responsible for their content, accuracy or privacy practices.

9. Limitation of liability

To the extent permitted by law, we aren't liable for any loss or damage arising from your use of the website, from reliance on its content or calculator results, or from the website being temporarily unavailable. Nothing in these terms limits any liability that cannot be limited under UAE law.

Our privacy policy explains how we collect and use your personal information.

We may update these terms from time to time. The latest version will always be on this page. Continuing to use the website after changes means you accept the updated terms.

12. Governing law

These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. Any disputes will be subject to the exclusive jurisdiction of the courts of Dubai.
